Job Description and Duties
Our Real Assets (RA) group is currently seeking an Investment Officer (IO) III to be principally responsible for sourcing and underwriting new investment opportunities, managing the existing portfolio, conducting research and strategic planning, and to drive our CalPERS mission.
Duties include but are not limited to:
- Act as a lead in the preparation of investment recommendations, quarterly reporting, and other presentations to various committees.
- Perform asset management duties for assigned partnerships and advise senior management of risks, opportunities, and issues in the portfolio.
- Participate in the development and regular update of strategic plans and research reports typically focused on specific sectors, geographies, or trends.
- Evaluate performance of operating partners with respect to compliance with partnership mandate, partnership requirements, and guidelines.
Interview Dates: We anticipate interviews to be held one month from the final file date.
Telework Information: This position is eligible for a hybrid work schedule, with up to two days of remote work and three days or more onsite, per week.

Desirable Qualifications
In addition to evaluating each candidate's relative ability, as demonstrated by quality and breadth of experience, the following factors will provide the basis for competitively evaluating each candidate:
- Research experience in the commercial real estate.
- Strong analytical skills with attention to detail.
- Excellent written and verbal communication and organizational skills.
- Experience with valuation, risk-return assessment principles, and due-diligence processes.
- Strong understanding of private markets, including major investment vehicles and relevant financial product.
- Strong understanding of global real estate, including but not limited to Multifamily, Office, Industrial, Retail, Life Science, Technology
and Data Center.
- Possession of an advanced degree, such as MBA, or certifications such as CFA, CPA, CAIA, or other equivalent financial or accounting
certification.
- Underwriting experience in commercial and residential real estate.
- Experience with separately managed account, commingled fund, and direct business models.
